Buying a new home should be an exciting thing—but for many buyers, the process is actually quite stressful. There are tight deadlines to meet, ample paperwork to file, and plenty of legal and financial considerations to weigh. As such, it is generally recommended—though not required—that buyers work with dedicated buyer’s agents, who can help them navigate the complexities of the process. In a new statement to the press, mortgage banker Paul Hirschauer illuminates some of the key advantages to working with a buyer’s agent.
“As a mortgage professional, I’ve had the pleasure of working alongside some excellent agents—but I’ve also worked with agents in my own personal real estate transactions, and know how invaluable it can be,” he explains. “I urge all home buyers to consider hiring a buyer’s agent, and I think many will be surprised by just how advantageous it can be.”
Hirschauer points to a recent realtor.com article to help make his point, and to clarify some key terminology. “You might have heard of buyer’s agents, seller’s agents, listing agents, and so on,” the article says. “You’re a buyer, so what is a buyer’s agent? True to their name, buyer’s agents assist home buyers every step of the way; they can also save you tons of time and money on the road to homeownership.”
One of the most obvious benefits of working with a buyer’s agent is that the agent can help clients locate the right property. “A good agent will very quickly get a sense of exactly what you want, and find some homes that match it—including some that you may not find on public listings or real estate apps,” Hirschauer observes.
Another benefit to working with a buyer’s agent is assistance in negotiating the offer. Here, the agent will truly have the buyer’s best interests at heart. “This is where the agent’s experience in negotiating deals can save you money and help you avoid pitfalls like a fixer-upper that’s more trouble than it’s worth,” says the realtor.com article.
More than anything else, agents can bring level-headedness to the proceedings, providing genuinely helpful solutions when setbacks occur or when negotiations become heated. “The house buying process usually has its ups and downs, and it’s great to have a steady presence to lead you through them,” Hirschauer comments. “That’s why I am happy to refer any and all of my clients to a great agent in their area; just call me and I’ll happily make that introduction.”
