Everything that makes Fredericksburg Texas a great place to live also makes it a great place to do business. Fredericksburg has been touted as one of the best places to live and has received many accolades in countless articles including Forbes magazine, Southern Living and countless others. If you have ever visited Fredericksburg it’s easy to see why folks want to live there; low crime rates, excellent healthcare and great neighbors, offering a small town feel where you know your neighbors and feel safe taking a walk down Main Street at night. But unlike many small towns Fredericksburg has a thriving economy and offers residents theaters, museums, art galleries, fine dining and of course plenty of wine and beer. Maybe that has something to do with the friendly atmosphere?
So ordinarily when a commercial property comes up for sale it may not be very newsworthy but when one of the best corner lots in one of the most happening towns in Texas comes up for sale it’s worth mentioning. Local Real Estate Agent, Mike Starks who has listed this property stated “In commercial Real Estate location really does mean everything and that’s just what this prime corner lot on Main St has offers! Situated on the corner of Highway 87 South and Highway 290 right across from the Nimitz Museum. Without a doubt Highway 290 E. and Highway 87 S. are the most used and heavily traveled routes into Fredericksburg, so this corner location offers the best visibility of any lot in the City. The 100 through 300 blocks of East Main also are by far the best blocks for foot traffic in the entire town and is certainly the most sought after area on Main street in Fredericksburg.
There is currently a successful restaurant operating on the site. However, the property lends itself to development in a variety of ways, according to Starks, who notes that the seller also has city-approved plans for a multilevel boutique hotel/bed and breakfast operation, which have received preliminary approval by the city. Much of the initial “front end” work has already been completed, he says, adding that no matter what a prospective buyer envisions for the location, “you are all but guaranteed success.”
Fredericksburg is a great place to do business and has been attracting more and more savvy Real Estate investors over the past few years. According to the Houston chronicle, Gillepsie county is now home to more Millionaires per capita than any other county in Texas. The local economy is in fine shape, says Starks, as evidenced by a 21 percent increase in city tax receipts between 2011 and 2015. There was also an impressive growth of 24.6 percent in Gillespie County taxes for the same five-year period. Initial figures for 2016 point to another year of record growth.
Additionally, lodging receipts in the area have grown a whopping 44 percent over the same period. Spurring the growth, says Starks, is the perception that the Texas Hill Country, with Fredericksburg at its heart, has been designated “the new Napa.” A recent article in the Huffington Post notes that this area has the two main ingredients to make that moniker a lasting reality: Tourism and fine, small wineries. It is this combination of economic health, commercial opportunity and location that makes this property a “must see” for anyone interested in a Fredericksburg business presence, says Starks.
