BREA, Calif. – Wood Investments Companies, Inc., a fully-integrated commercial real estate investment company specializing in retail, who acquired the iconic, former Tower Records property in the heart of Brea’s downtown shopping and entertainment district in March of 2022, announced the leasing of the 30,000-square-foot building to UFC GYM. UFC GYM is expected to open in the third quarter of 2023.
UFC GYM® is the first major brand extension of UFC®, the world’s premier MMA (Mixed Martial Arts) organization, created in alliance with New Evolution Ventures™ (NeV), developers of many of the world’s most successful fitness brands. With 160 locations opened and 1,000 additional locations currently in development globally, UFC GYM has revolutionized the fitness industry.
Jim Manarino and Tracey Zimmerman of Manarino & Associates represented Wood Investments Companies in the acquisition of the Tower Records property. Manarino & Associates also represented UFC in the lease transaction.
Built in 2000, the two-story, former Tower Records building is located at the busy intersection of Brea Boulevard and Birch Street at 220 S. Brea Boulevard in Downtown Brea. Across the street is the Improv, known as the leading brand in live comedy, a 485-stall parking structure, and a variety of top restaurants and retailers.
The site is a part of North Orange County’s affluent trade area, containing nationally recognized tenants such as Target, Sprouts, Nordstrom, Walmart, Home Goods, Macy’s, Ralphs, Stater Brothers and Home Depot. Nearly 400,000 people with an average household income of more than $110,000 reside within five miles of the property.
“Brea was on our radar for a number of tenants that we work with and when the opportunity arose to acquire the former Tower Records building and lease it to UFC, it seemed like the perfect fit to round out the neighboring retail and shopping center tenant mix,” said Patrick Wood, CEO and president of Wood Investments Companies. “We are excited to bring UFC GYM to this area and look forward to our partnership with UFC for many years to come.”
“This is a prime, hard-corner location in northern Orange County that benefits from a strong demographic and employment base and adjacent retail and commercial tenancy,” said Jim Manarino, president of Manarino & Associates in Newport Beach, California. “We feel that this landmark building, its central location and the state-of-the-art equipment and amenities that UFC offers will be a huge draw.”
According to Manarino, UFC will open a UFC GYM Signature Club in Brea. Standard offerings include a UFC-style Octagon, large bag room, indoor turf, Brazilian jiu-jitsu mat room, Group Fitness studio, weight room, robust cardio equipment, Kids Club childcare, and full-service locker rooms. Most Signature clubs offer a café and retail store and all offer a wide range of fitness classes and Personal Training.
Wood Investments Companies continues to look for well-located value-add development opportunities in the Western U.S. where the company can incorporate its design and tenant influence to create new grocery-anchored neighborhood shopping centers.
